Locating the leak in your roof

Once you notice that there’s probably a leak in your roof, the question is – how do you locate it? To start off, you’ll obviously need to go up to your roof; while taking all the needed safety precautions, naturally. So, first of all, once you’re up there; the key is inspecting the roof, from an uphill position from the water stains. While you’re doing this, you’ll need to take great care to look for any penetrations in your roof. In most cases, penetrations from random debris are the source of your pesky leak. And if you don’t want to file a water damage insurance claim after heavy rain; make sure you’ve patched this penetration as soon as possible. So, finding it is a priority.

Though, bear in mind – the stuff that’s penetrating your roof and causing the leak doesn’t have to be some external debris; it could also be some bent vents on the roof, fallen chimneys, or another part of the house. But whatever it is, the process remains the same – inspect the roof thoroughly. There are bound to be signs of the leak up there, like blackish marks on the tile, or even mold if it has existed for long enough.

Fixing the smaller vent leaks

If you’ve got a vent up on your roof; a broken one may be the cause that you’re looking for in order to find and fix roof leaks. To make sure, go up there and closely inspect the roof vents. Now, depending on your setup, you’re looking at either a metal vent or a plastic one. If it’s the former, you’ll simply see cracks on the housing, though they may be tiny and difficult to spot at first. And if it’s the metal one, you’ll spot the leaky spot more easily – it’s usually the seams that are broken.

Now, the important thing here is – don’t try to mend the damaged vents; you may be looking at even more property damage if you don’t fix this roof issue correctly. And how do you do that? Well, unfortunately – in this scenario the best thing you can do is replace the vents that are damaged in any way. Of course, they may simply be loosely nailed to the roof. In that case, look to see if any nails have fallen off, which may be the source of your leak. If that’s what happened – make sure you replace the nails with rubber washer screws.

Don’t put your hopes in caulk

If you’ve got a complex roofing problem on your hands – it’s very important to call in professionals to take care of it. Trust us; while trying to find and fix roof leaks by yourself isn’t a bad idea, once you’ve diagnosed the problem; only work on it if you’re certain that you know what you’re doing. The last thing you want is to make beginners’ mistakes that will only end up costing you more than simply hiring a professional in the first place. And what do we mean by that?

Well, for example – most people are ready to just pour in a lot of caulk, or even some roof cement; thinking that this will simply solve everything. And in reality, this is one of the worst things you can do. Why? Because caulk is the most short-term solution you can think of; it will rarely get rid of your leak completely. And if you do it badly, it can only make the leak harder to locate later on. If you ask us – in this scenario, using any sealants is not going to stop your leak indefinitely. The only case in which using caulk is okay is very, very tiny holes; for everything else, roof flashing is definitely the answer.
